There are many facets to a home purchase that deserve adequate consideration, however for many financial comes to the forefront, if you are in that group here is a basic consideration to typical costs for a residential purchase:

If you have a property that is rural it may require more inspections to verify water and septic are up to snuff. Likewise any home with a wood burning heat source should consider a proper separate inspection to ensure your insurance doesn’t put a “damper” on it.

Often first time consumers for services such as cable, hydro, gas ect are required to put a deposit on their account used to ensure they have money upfront, so please take these into consideration as well, even though most of these are applied to your account after a year, they will cost upfront.

Title Insurance, huh?

Now in most home purchases you will come across an item called “TITLE INSURANCE” what is it, and more importantly why do you need it?

Well title insurance can help protect you from future issues with what you may assume would be clear from issues: your claim to your property.

Currently in my market, on the average transaction, there isn’t a valid survey so this is the best product to protect your interests going forward. Yes it comes at an extra expense but if you ever need it, the safety is there.
